The Inventory

The Inventory is a legal document that records and lists in a methodical and detailed way, the condition of a residential property, its rooms and contents. This includes digital photography and in some cases digital video to record and document specific areas of significance. Meter readings are also documented at the time of the inspection.

The document is then a record of any future changes, be it deterioration, damage or dilapidation's that may happen over the period of the tenancy.

The Inventory should be carried out shortly before the commencement of a Tenancy or on the day of the starting Tenancy. All prior works such as cleaning, remedial, safety checks, EPCs (energy efficiency cert) and Gas Safety Certificates.
